Availability decreases further, reaching its lowest level since Q1 2023

Overall availability in Austin tightened further in Q2 2026, declining to 24.1%, down 350 basis points (bps) from the same time last year. Class A availability also improved, falling to 27.3% from 31.5% year over year. The West Central and Southeast submarkets were the market's tightest, supported by limited available inventory and steady tenant demand. Meanwhile, availability remained elevated in the Outer Williamson County and Northeast submarkets.
